I’m in southern CA. This is not seasonal heat, under watering or disease but the beginnings of ficus thrips.
The thrips suck the leaf moisture (notice the tiny discolored hole spots) out making the leaf “taco” effectively blocking any pest spray from reaching them. Once the leaf is taco’ed the only thing you can do is remove the leaf. There were a few of these but I caught it in time.
